Good news!
The government just removed the 15-month wait-out period for private property owners buying an HDB resale flat.

That means if you're a private property owner thinking of downgrading to an HDB resale flat, you no longer need to wait 15 months.
And if you're an HDB resale owner...
This is good news for you too, because it could potentially bring more buyers into the resale market. 😉
And this news got me thinking...
After so many rounds of cooling measures over the years...
How much has Singapore property actually grown?
So I went to check the official URA data.
Since 2009, Singapore's private property price index has increased from 100 to 218.
That's a total growth of about 118%, or roughly 4.8% per year.

Let's say back in 2009...
You invested $500,000 into a Singapore property that appreciated at around 4.8% a year.
Today, that property would be worth roughly $1.1 million.

But here's something that really surprised me.
Did you know that over the same period, the US market S&P 500 has historically returned around 11% per year?
You invested the same $500,000 into the S&P 500 and achieved 11% annual returns.
Today, it would be worth almost $3 million.

That's nearly $2 million more in profits!
Now, I know it's not a perfect apples-to-apples comparison because property can be leveraged with a mortgage and also provides housing utility.
But here's my point.
Why do so many Singaporeans think it has to be...
Property OR stocks?
Why not own both?
Personally, I own property.
But the majority of my portfolio is actually invested in US stocks, ETFs and options because they've historically delivered much higher long-term returns. 😉
